Large Contemporary Extension to Listed Baillie Scott House

​The house was originally designed by M. H. Baillie Scott, an architect associated with the Arts & Craft Movement, and so is grade II listed. It is also within a Conservation Area and surrounded by mature trees. So our design needed to resolve the heritage, design and technical challenges that posed.

In common with most clients who own a listed building, their objective was to alter and extend it to suit 21st century living, without harming the heritage and character. Listed buildings need to accommodate change to maintain their relevance or risk becoming unsustainable in the long term. Our task is to design for change whilst avoiding significant harm and where possible improve on the current situation.

Our solution was to demolish some garages that were more recent and were harming the setting of the building and replace them with a new extension set at a lower level. That way we maintained the existing ridge heights and ensured that the new massing was subservient to the original house.

We kept the roof materials the same but changed the new walls to render so that there was no confusion about what was new. The new windows also use modern technology of aluminium frames to look similar to the original steel frames. That way we can use double glazing.

Our approach to planning was to consult early using the pre-application system. That took two cycles to gain support to the scheme, however, that meant that the final detailed application received full support from the planning officers and was granted consent within their 8 week target.
